Wall and floor tiling typically runs around £100 per m² for labour, with splashback tiling closer to £80 per m². Tanking and waterproofing runs £30–£50 per m². Large-format tiles, mosaics, herringbone patterns and natural stone all carry a premium for the additional time and skill required.

Always, in any wet area. Tanking is a waterproof membrane applied before tiling, and it's the difference between a shower that lasts twenty years and one that leaks into the flat below within three. Skipping it is the most common corner cut in bathroom tiling — we never do it.

Sometimes, but rarely a good idea. It only works if the existing tiles are perfectly sound, well-bonded and level, and it raises floor height and thickens walls. In most cases we recommend removing them properly. We'll give you an honest assessment rather than the quicker option.

Porcelain handles moisture best and needs no sealing. Ceramic works well on walls and costs less. Natural stone — marble, slate, travertine — looks superb in period properties but needs sealing and ongoing care. Large-format tiles need a very flat substrate, which older walls often don't provide without preparation.

A standard bathroom takes 3–5 working days for tiling, including preparation, tanking, setting and grouting. Adhesive and grout need proper curing time between stages — rushing this is why grout cracks and tiles come loose. Large-format or patterned layouts take longer.

Yes. Electric underfloor heating mats are fitted beneath the tile bed, with the thermostat wiring carried out by a SELECT registered electrician. It's a straightforward addition during a bathroom or kitchen renovation and far more expensive to retrofit later — worth deciding before we start.

Wipe surfaces down after showering to prevent limescale build-up, use pH-neutral cleaners rather than bleach on grout, and reseal natural stone every 12–18 months. Silicone around baths and shower trays is a wear item — expect to replace it every five years or so. We cover this at handover.
